These policies are established in order to preserve a fair and orderly site for the advertisement of vacation rental properties AND in order to maintain a "family safe" environment. Note that these policies are subject to periodic review and may be updated at any time. |

There are specific locations for the inclusion of web addresses (also referred to as "links" or URLs) and e- |

mail addresses in the APlus listings. All Web Addresses or Links must be approved and must reside only the authorized "Links to more information" section of the ad. Email Addresses and Phone Numbers must reside only in the authorized locations within the listing. All other references to specific web addresses, web sites, email addresses or phone numbers are not considered acceptable content and may be removed WITHOUT NOTICE. |

All content must be "family safe" and "G" rated. Ads may not contain vulgarity, or comments related to |

violence, hate, or references of a sexual nature. All such references are not considered acceptable content and may be removed WITHOUT NOTICE. In the case of disputed content, the operators of this site will be the final judge as to the appropriateness of the content. |

NOTICE TO ALL RENTERS AND ADVERTISERS - You are responsible for conducting your own investigation regarding any and all claims made by prospective renters or vacation property owners or agents. You assume all liability for use of any information you find in any APlus Resorts publication. The operators of APlus Resorts assume no responsibility and in no way warrant the accuracy of the information contained in any of the pages published here. Not all APlus Resorts ads are created directly by the property owners, some APlus Resorts advertisers are acting as agents or managers for the owners. |

Renters are aware that each property sets its own Refund/Cancellation Policies - APlus Resorts recommends that renters ask for and receive a written notice of the Refund/Cancellation policy from the advertiser and for added protection, we recommend the purchase of Trip Cancellation Insurance at your own expense. APlus Resorts is not responsible for the refund of rental fees for any reason. |

None of the information contained in any APlus Resorts web page is confirmed or warranted by any party. Confirmation of information published herein is the sole responsibility of the renting party. Qualification of all renters is the sole responsibility of the property owner or agent. |

Property Owners - If the operators of APlus Resorts are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither APlus Resorts or its owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. APlus Resorts does not guarantee that the APlus Resorts web site will be available 100% of the time. This Agreement shall be construed in accordance with the laws of Travis County, Texas, any and all disputes shall be submitted to the jurisdiction of Travis County, Texas, disregarding conflicts of law, forum and venue. |

NOTICE TO ADVERTISERS - Membership Cancellation Policy |
|
|

APlus Resorts listings run on an annual basis. Due to the fact that the vast majority of the work involved in promoting vacation properties on the Internet occurs in the first few weeks (creating the ad, adding photos, etc.) APlus Resorts is only able to offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings |

Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance. |
|
|
|
|
| |
PROPERTY OFF THE MARKET |
|
| |
|
|
| |
If you wish to remove your rental property from the market, we can temporarily inactivate the APlus Resorts listing and reactivate it at a future date during your paid annual term. Your APlus Resorts listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market). |

| |
PROPERTY SOLD |
|
|
|
|
| |
If you sell your property, you can transfer your APlus Resorts listing to the new property owner for a one time $10 listing transfer fee (normally paid by the new property owner). NOTE: No refund will be given, however, existing and new members are encouraged to come to a fair division of fees amongst themselves. |

| |
SELLING A APlus Resorts LISTING |

Warning to potential purchasers and sellers of APlus Resorts listings (we're talking about the sale of the listing, not the sale of the property - you can of course offer to sell your property): Since a property owner can create a new listing of their own at anytime, APlus Resorts does NOT endorse or approve of the sale or bartering of the APlus Resorts listing unless the property being advertised is also sold to the same party. Any listing which is advertised for sale or which we determine has been sold is subject to immediate cancellation without notice and without refund. Please do not offer to sell or purchase a APlus Resorts listing without transferring the property at the same time. |

APlus Resorts listings are designed to advertise ONE PROPERTY in ONE LOCATION. Each listing may only relate to one specific property. The property in a listing may not be substituted by another property. |

SPAMMING POLICY |
|
|
|
|
| |
Note: APlus Resorts does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) - APlus Resorts reserves the right to cancel (without refund) any member that mentions APlus Resorts or any of its associated websites, URLs, or any associated APlus Resorts email address in any SPAM e-mail message or Usenet posting. APlus Resorts is the sole judge in determining what constitutes SPAM. |

RENTAL INQUIRIES |

It is the goal of APlus Resorts to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end, inquiries may be monitored and filtered by APlus Resorts prior to delivery to APlus Resorts members. Inquiries may be read by APlus Resorts staff members. Despite APlus Resorts filtering efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of APlus Resorts filtering efforts. |

Rental inquires are delivered via Internet email and are not to be considered private. Internet e-mail delivery is not 100% reliable and APlus Resorts cannot be held responsible for undelivered inquiries or for missed income as a result of undelivered inquiries. APlus Resorts, at its own discretion, may supply to potential renters the direct e-mail address and or phone number of APlus Resorts advertisers for the purpose of making a rental inquiry. |

MEMBERSHIP POLICIES |

Vacation Rentals by Owner reserves the right to reject or edit any ad submitted at our sole discretion. Once material has been submitted, edited and posted on the APlus Resorts web site, it becomes the property of APlus Resorts and its affiliated sites and may not be copied from the APlus Resorts web site without written permission. |
